WHEREFORE, the appeal is hereby DENIED for lack of merit. Accordingly, the September 19, 2011 Decision of the Regional Trial Court, Branch 33, Guimba, Nueva Ecija in Civil Case No. 1573-G is AFFIRMED.

On October 1, 2014, We received defendants-appellants’ Motion for Reconsideration[2] while plaintiffs-appellees filed their Comment on the Motion for Reconsideration[3] on November 4, 2014.
An assiduous examination of the motion for reconsideration shows that the arguments raised therein by the defendants-appellants had already been duly considered and resolved by this Court. It would be an exercise in futility to repeat Our discussion thereof.
WHEREFORE, the motion for reconsideration is hereby DENIED for lack of merit.
